Unexpected features of long-term rental of real estate in Seychelles

Stage one. The goal is to rent a house with 2-3 bedrooms on the main island of Mahe for one year for reasonable money (not for 11,000 euros a month!). Preferably with a swimming pool and maintained private territory, all located as close as possible to the picturesque beach. Of particular interest is the northern part of Mahe, ideally such areas as Glacis, Beau Vallon, Bel Ombre, but the client is ready to consider the south of the island.
The island of Eden does not fit, because they do not want aritificial beaches.


Stage two. Bewilderment after the first few weeks of searching. There is a first impression that nobody is interested in making money in the Seychelles - that is, renting a house. Neither the owners nor the realtors. They do not fill up with offers, do not call back, do not answer letters. Or is it just laziness and euphoria that overtook all those who once stepped into this indescribable paradise in Seychelles?

Stage three. Reality and ways to solve the problem.
The properties for lease are conventionally divided into two categories.

1. Hotels, guest houses, apartments, villas, chalets and bungalows: all those that are rented by the day. Short-term rent brings the greatest income to the owners of such facilities, but this must be done all the time. And if you do it especially professionally, then the uptake will be 100% all year round. The best quality-priced accommodation options are booked several months in advance, regardless of star rating or budget. Some are recommended to book 6-7 months in advance.


2. Renting a villa and apartment in the Seychelles for a long time is not interesting to the owner from a commercial point of view: the facility will take a very long time to pay off. You can cover the costs of maintenance and receive a very small monthly income.

Recall that the real estate in the Seychelles is usually acquired not from extreme necessity and a hopeless financial situation. As the reader has already correctly assumed, this is done, in the overwhelming majority of cases, for personal enjoyment and pleasure. Just imagine: you bought the property for 400,000, 1 million or 5 million euros. The figure can be different, but it is in any case relatively large. You have chosen furniture for a long time, carefully thought through the interior, perhaps something was repaired or finished. You can say - the soul was invested, not to mention the money. Do you want to rent the villa to strangers, and in the end receive, say, 3000-7000 or even 11,000 euros monthly? Is it interesting? Suddenly, something will be broken, scratched, spoiled, while they sleep on your pillows in your bed. It is not known how carefully people will handle what is of particular value to you.


Few hosts can indifferently look at how someone ignores the hint of putting their glass of cold beer on a coaster. Drops of water peacefully flow directly onto the Italian teak table. The heart contracts, the mood spoils in spite of the fact that you do not submit to the mind about what kind of anxiety actually brings such a spectacle.

And if after a raucous party someone wants to take out a bed and put it in the garden? In the morning there will be a tropical rainstorm and the furniture will be ruined. (This example is based on real events.)

After receiving a letter with a request or a phone call, sitting on the terrace, looking at the monitor, finishing work, sipping a glass of juice (a cup of tea or a glass of wine), looking away from time to time on a stunningly beautiful sunset, most likely you will want to reject the proposal. Here, friends ask for the keys for 2 weeks and then you cannot decide whether to agree or not. And this is a request from complete outsiders!

We do not set out to deliberately paint a portrait of the tenant in a negative light, it's just a brief reflection of the essence of real thoughts in the head of the Seychelles landlord.

It may be that the request is not received alone, they are received periodically and the landlord will choose whom to give preference to. The Germans or the Chinese? The question is rhetorical.

What should a person who wants to rent a house, villa or apartment in Seychelles do with the best combination of price and quality? And other combination usually nobody wants to consider :-) It is necessary to begin your seach as soon as possible. Ideally, a year, at least 4 months prior to arrival.
You can offer to rent the property for a long time to the owners of villas, apartments, houses, rented daily. Some of them may agree, having decided that it is better to receive money right away and now together with the guarantee of the load, spending less time in the future, even less putting it in your pocket.

Having received such a request, without having suitable offers available, while knowing a large number of people in the Seychelles, we are searching for a request, including in the offmarket segment:

"We have such a good client." Perhaps you would be interested in renting a house?

If you do not begin to do this in advance, then most likely for the next few days these variants will already have other objections and the attempt will not bring an ideal result.
